Findlay Quality Kitchen & Bathroom Remodeling has served Bellevue and surrounding communities for more than 15 years as a licensed and insured remodeling contractor. We handle kitchen remodeling, bathroom remodeling, custom showers, tub-to-shower conversions, aging-in-place bathrooms, basement remodeling and basement bathrooms. If your kitchen layout already works, we also provide cabinetry, countertops, and kitchen upgrade packages. Every in-home estimate is free.
Kitchen remodels typically take 3 to 8 weeks, while bathrooms usually take 2 to 6 weeks. Our own employees handle installation and carpentry, with a lead carpenter on every jobsite and background checks for each crew member. Rooms are planned to National Kitchen & Bath Association (NKBA) guidelines, and the cabinets we supply carry Kitchen Cabinet Manufacturers Association (KCMA) certification. In homes built before 1978, demolition follows EPA Lead-Safe rules, and any project changes are documented with written change orders.
Bellevue had 8,249 residents in the 2020 census, and its city limits extend into four counties. After the initial visit, you receive an itemized proposal outlining the approved scope and cost.
One Crew, One Contact, Whichever County You Are In
Your Bellevue address sits in one of four counties, and for a remodel that changes nothing about how the job is run. When you hire a remodeling contractor in Bellevue, you want what you would want anywhere, meaning one person accountable and one price you can read. Findlay Quality Kitchen & Bathroom Remodeling puts one project manager, one crew and one set of paperwork on your house, whichever line your lot happens to fall on.
Schedules you can plan around: a kitchen runs 3 to 8 weeks, and cabinetry lead times account for most of that. A bathroom runs 2 to 6 weeks.
Our own installers: the people installing and carpentering your project are employed here, not pulled from a roster that changes between jobs. Each one clears a background check before working in your home.
One set of paperwork: your project has one proposal and one schedule, and the county your lot records in changes neither. Your project manager answers scheduling and selection questions from the first visit through the punch list, and the lead carpenter directing the jobsite is not a second contact.
Pricing you can read: the free in-home estimate produces line-item pricing, so every element of the room appears on its own line instead of inside a lump sum.
Room planning: we lay rooms out to National Kitchen & Bath Association (NKBA) guidelines, which set the walkway and work-aisle clearances a kitchen needs, and they are settled at the drawing stage rather than on site.
Licensing, warranty and financing: we are licensed and insured. Every installation comes with a written workmanship warranty. Financing options are available for qualified projects.

Six categories cover the work we bring to Bellevue houses. Most projects here sit inside one or two of them, so the first visit is usually about working out which.
Kitchen Remodeling
Bellevue has a lot of older housing stock, and the kitchens in it were laid out around appliances nobody sells any more. Because a dishwasher and most ranges are built to sit on the finished floor, the flooring you choose changes the height they need, and we settle the height before the cabinets go on order. Soft-close hinges and a sealed undermount sink cutout are the details you live with afterwards.
Bathroom Remodeling
What keeps water out of a bathroom sits behind the tile, where you never see it. A caulk line seals a joint; it does not do that work. Before any tile goes up, every wet wall gets cement backer board and then a waterproofing membrane over it, so water that finds a grout joint meets a barrier instead of your framing. The shower valve is pressure-balanced, which holds the temperature steady when a toilet flushes elsewhere in the house. GFCI protection goes in at the same time, meaning outlets that cut the power the instant they sense current going astray.
Custom Showers & Tub-to-Shower Conversions
Most of a shower's long life comes down to the surround. Non-porous solid-surface panels, including Onyx and cultured marble, resist mold and staining in a way grouted tile does not, and the wall-system products carry manufacturer warranties. If the look is what you are after, tile is still the right answer. Either way, the silicone joints need replacing every 1 to 2 years.
Basement Remodeling & Basement Bathrooms
Whether you can have a basement bathroom at all depends on the drain, because everything else follows from where the waste can go. When the fixtures sit below the sewer line, the waste has to be pumped, which means a sewage ejector or an upflush unit and a basin roughly 18 by 30 inches set into the floor. The bath exhaust ducts out through the rim rather than into a joist bay, and a 10-mil vapor barrier goes in ahead of the framing to keep ground moisture out of the finishes.
Aging-in-Place Bathroom Remodeling
When the plan is to stay in the house, an aging-in-place bathroom starts at the floor. We specify tile by its wet slip rating, looking for a wet dynamic coefficient of friction of at least 0.42, and pair it with a curbless or low-threshold entry so nothing sits at the doorway to catch a foot. Age Safe America guidance informs the rest of the specification. We check the door width and its swing on the same visit, because a bathroom that is easier to use is no help if the door will not clear a walker.
Cabinetry, Countertops & Kitchen Upgrade Packages
Two different jobs get called the same thing here, and the difference decides what your budget buys. Refinishing strips the existing doors and frames and sprays them in catalyzed conversion varnish, which cures hard, so what comes back has a factory-grade surface rather than brush marks. While refinishing keeps the existing doors, refacing replaces the visible surfaces. New cabinets carry certification from the Kitchen Cabinet Manufacturers Association, meaning the products have passed published durability tests. On the countertop side, a mitered edge hides the real thickness of the slab at the front.
Kitchen & Bathroom Remodeling in a City That Sits in Four Counties
Bellevue's city limits fall inside Erie, Huron, Seneca and Sandusky counties. If you are about to remodel, the question that raises is whether the paperwork splits four ways along with the map. It does not. The county line does show up somewhere, though, and it helps to know where before you start making calls.
One Zoning Office, Whatever the Tax Bill Says
Inside the corporate limits, the City of Bellevue's own Planning and Zoning office is where a remodel gets its approval, and the county on your tax bill does not move that desk. The city publishes its own zoning map and keeps its own districts and forms, among them a building zoning application and a demolition permit (bellevueohio.gov/departments/planning_zoning). Your address is what decides which district applies to you, not which county you pay into. Once the drawings are settled, we file what your project needs and book the inspections it calls for.
Where the County Line Actually Shows Up
The line follows the land rather than the permit. Your deed, your parcel number and your property tax bill live with the county your lot sits in, which is why two Bellevue houses a few streets apart can be recorded in two different county systems. Downtown and East Main Street, for instance, sit in Huron County. When a project needs something out of the record, such as a plat or a lot dimension, it comes from that parcel's county, and for a remodel that is the only time the county matters. It is also why we ask for your address rather than your county when you call.
Bellevue covers 6.13 square miles of land, and you can read its history off the street names. The Tremont House still stands at 101-103 East Main Street, put up around 1846 as a hotel for stagecoach travelers and added to the National Register in 2006. Further along the same street, you will find the Bellevue Public Library.
The Mad River & NKP Railroad Museum has been open on Southwest Street since 1976. Norfolk Southern's Moorman Yard runs along the edge of town, and the railroad is the reason a good deal of Bellevue is here at all. The town also carries a Tree City USA designation.
Downtown East Main Street and the Southwest Street Area
Bellevue's two named areas both sit near the old centre, which is the part of the city that predates most of the lines its boundary now crosses.
Downtown East Main Street: Basement and Lower-Level Work
The East Main Street downtown is the oldest built part of Bellevue. Basements under that stock were dug for storage and for a coal chute rather than for living space, and turning one into a room is a question about water and headroom before it is a question about finishes. We check where water enters now and what the joists leave you underneath before anything is drawn.
The Southwest Street Historic Area: Bathroom Remodeling in the Older Houses
The Southwest Street area carries the other name people here use. Houses of that period were built with one bathroom, usually carved out of a bedroom after the fact rather than planned in, and that history is why the drain rarely sits where a modern layout would want it. Establishing where the stack runs is the first hour of the job, and it is what decides whether a fixture can move or the room has to be arranged around it.
What It Takes to Run a Bellevue Job From Findlay
We are based in Findlay, and Bellevue sits at the far end of the area we cover. The distance does not change the work itself. Because a Bellevue job needs planning further ahead than one across town, what changes is when the decisions get made.
Everything the Crew Needs, on Site Before Demolition
We deliver and stage the cabinets, tile, fixtures and the shower wall system at your house before anything comes out of it. At the walkthrough, we agree where the material goes, usually a garage bay or a spare bedroom, because a compact house has nowhere obvious to put a kitchen's worth of boxes. Demolition then waits until the long-lead items are confirmed in hand. If somebody has to drive back for a part mid-job, a half-finished bathroom sits idle and that costs you days, which is what staging the material up front prevents.
Why the Estimate Visit Does Double Duty
The free in-home estimate is two jobs in one visit. We measure the room, and we check the fit of whatever you have already picked out, because a vanity or a tub that looked right in a showroom does not always land in the space you actually have. Once we have measured, the itemized proposal comes out of the same visit. The further along your selections are when we arrive, the fewer times anyone has to come back. We do not produce 3D renderings or architectural drawings, so what you get is a measured layout and a price set against it.
The estimate visit is where all of that gets settled, and you can book one on (419) 701-5397.
Questions Bellevue Homeowners Want Answered
A town split between four counties raises a few questions that a single-county town never does, and these are the ones worth settling before you start.
Bellevue Sits in Four Counties. Does That Change Who Handles Our Permit?
No, not for a house inside the city limits. Approval runs through the City of Bellevue, whichever county your lot falls in. Once the city has assigned your address a zoning district, that district is what governs the work you can do there. Bellevue publishes nine districts of its own, R1 through R3 among them, and the district, not the county, is what your plans get checked against.
You Are Based in Findlay. Is Bellevue Too Far Out for You?
No. Bellevue is one of the communities in the area we serve, and a job here goes on the same schedule as everywhere else we work. Our hours are Monday to Friday, 8 am to 5 pm. We do not run an after-hours or emergency service, which is worth saying plainly rather than leaving you to discover it when a Saturday problem comes up.
Is the Whole City Covered, or Only Part of It?
The whole city. Because the county lines running through Bellevue are not service boundaries, nothing about a project is priced or scheduled differently on either side of one. One thing is worth knowing, though. A Bellevue mailing address reaches well past the corporate limits into the surrounding townships, so a house can carry a Bellevue address without being in the city. We work out there too, and what differs is the approvals, because outside the limits the city's zoning office is not the authority.
Can We Choose and Supply Our Own Cabinets, Tile and Fixtures?
Yes, and plenty of households arrive with everything already picked out. Materials can come from the local home centers, which means shelf pricing you can check yourself, manufacturer warranties in your name, and stock on a shelf nearby if a tile gets broken during the install. Delta, Moen, Kohler and American Standard are all carried locally. If you would rather have help choosing, what you get is experienced advice on what holds up, not a design service.
How Does a Job Stay on One Number Once It Starts?
The itemized proposal is firm for the scope you agreed to. It moves only when you sign a written change order, and that document sets out the revised cost and the revised schedule before the crew carries on. If we find something behind a wall, we photograph it first, so you are looking at the same thing we are when you decide. No vague allowances sit in the proposal, waiting to absorb a surprise quietly.
Tell Us What Your Bellevue Home Needs
If your project is in Willard instead, another Huron County community we cover, we also handle kitchen & bathroom remodeling in Willard, planned around that house rather than this one.
